Under the direction of the Real Estate Foreclosure Manager, this position is responsible for handling all foreclosure related letters that must be sent to members; manage Writs of Execution, IRS Levies, and Orders to Freeze accounts; and assist in operational tasks associated with loan workout and foreclosure process.
The staff member must promote our corporate values of Member Service, Teamwork, Commitment, and Performance.
It is also the responsibility of all staff members in the Legal Department to assist in reducing losses by helping members through difficult times due to divorce, disability, death, or unemployment.
Essential Functions Receive all Child Supports Orders and other Court Orders:
Identify account(s) and statuses, determine which funds are subject to the freeze and/or (Un)freeze the appropriate dollar amounts.
Determine if limits should be removed from COD and/or Visa cards.
Send letters to members notifying them of the freeze and adds comments in Symitar and Akcelerant reflecting the outcome of her investigation into the accounts.
Communicate with outside attorneys and/or members with regard to account status.
Request payments and send payments to the proper parties to adhere to court orders.
Track of all certified and registered mail concerning Writs, Levies, and Orders to Freeze Segregate exemption money (when required) in separate member account and process check requests to full the type of garnishment.
Update and complete the writ, levy and orders to freeze log Assessment of fee upon receipt of the levy, and order to freeze Mail Pre-foreclosure (ACT Letters) notices to the members that meet the requirements to receive the notices.
Upload all Foreclosure/Tax Sale/Sheriff's sales notices into Akcelerant and email copies to proper area for handling.
Assist with Bankruptcy Posting (Payments, Filings and Updates from Attorney's) Drop-off, Pick-up and sort the incoming and outgoing mail.
Prepare the mortgage workout document to be mailed to the members Assist in preparing other assigned reports From time to time logging on to the phone system to receive inbound calls and direct to the correct Collections Team Members.

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
